We collect this information directly from you, from your authorized representative (such as a property manager, builder, realtor, or utility), from publicly available parcel and mapping records, and automatically from your device when you use our website. We do not knowingly collect sensitive personal information such as government ID numbers, health information, or precise real-time location of any individual.
Prepare estimates and measure or verify the work area.
Schedule crews and equipment, and reach you about arrival windows, gate access, weather holds, and ground-condition delays.
Perform the work safely, including confirming utility locates and marked hazards.
Invoice you, process payments, and pursue unpaid balances.
Document site conditions before and after the work for quality control, warranty, insurance, and dispute purposes.
Respond to your questions, reviews, and service requests.
Send service and account text messages you have consented to receive, and, where separately permitted, occasional promotional messages.
Maintain and improve our website and marketing, and measure which channels bring us work.
Comply with law, permits, contracts, insurance requirements, and lien procedures, and to establish or defend legal claims.
If you give us your mobile number and consent, we may text you about your estimate, scheduling, crew arrival, weather or ground-condition delays, completion, and billing. Consent to receive marketing text messages is never a condition of purchasing any goods or services from us.
Your mobile information will not be sold or shared with third parties for promotional or marketing purposes.
We will not share your opt-in to an SMS campaign with any third party for purposes unrelated to providing you with the services of that campaign. We may share your Personal Data, including your SMS opt-in or consent status, with third parties that help us provide our messaging services, including but not limited to platform providers, phone companies, and any other vendors who assist us in the delivery of text messages.
Message frequency: Message frequency varies with the stage of your job.
Cost: Message and data rates may apply. We do not charge for the messages themselves.
Opt out: Reply STOP to any message to stop receiving texts. You will receive one confirmation, after which we will send no further texts to that number.
Help: Reply HELP, email [email protected], or call 301-936-1107.
Carriers: Mobile carriers are not liable for delayed or undelivered messages. Delivery is not guaranteed, especially in the low-coverage rural areas where much of our work takes place — never rely on a text message alone in an emergency.
We do not sell your personal information, and we do not share it for cross-context behavioral advertising. We disclose information only in these categories:
Service providers and vendors who work on our behalf: estimating and CRM software, scheduling and dispatch tools, accounting and invoicing systems, payment processors, website hosting and analytics providers, and email and text messaging platforms.
Subcontractors and equipment partners assigned to your job, such as an operator, hauling service, stump grinding crew, or surveyor, limited to the site details they need to perform the work.
Property-related parties you involve, such as a general contractor, property manager, realtor, utility, HOA, or permitting office, when necessary to schedule or authorize the work.
Insurers, attorneys, and collection agencies in connection with a claim, a lien, or an unpaid balance.
Government authorities when required by law, subpoena, permit condition, or to protect the safety of people or property.
A successor in a merger, acquisition, or sale of all or substantially all of our assets.
All the above categories exclude text messaging originator optin data and consent; this information will not be shared with any third parties.
We routinely photograph and, on larger parcels, fly drone imagery of a work area before, during, and after clearing. These images document the scope of work and site conditions. We may use them in marketing — on our website, in proposals, and on social media — in a form that does not identify your name or street address. If you would rather we not use images of your property in marketing, tell us in writing at [email protected] and we will honor that for images not already published.
maplevillelandclearing.com uses cookies and similar technologies to keep the site working, remember your form entries, and understand which pages and ad sources lead to estimate requests. You can block or delete cookies in your browser settings; parts of the site may stop working correctly if you do. We honor Global Privacy Control (GPC) signals where required by law.
We keep estimates, job records, site imagery, and invoices for as long as needed to service the account and then for the period required by tax, insurance, lien, and statute-of-limitations rules in Maryland, typically seven years. SMS consent and opt-out records are kept for as long as we operate the messaging program and for at least four years afterward, because carrier and regulatory rules require us to prove consent. Website analytics data is kept in aggregate form.
We use reasonable administrative, technical, and physical safeguards, including access controls on our estimating and billing systems and encrypted transmission of payment data through our processor. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
Depending on where you live, you may have the right to request access to the personal information we hold about you, request correction or deletion, obtain a portable copy, opt out of sale or sharing (we do neither), and not be discriminated against for exercising these rights. To make a request, email [email protected] or call 301-936-1107. We will verify your identity by matching the request against the contact and property information already in our records, and we will respond within the time the law allows. An authorized agent may submit a request with written proof of authority.
Our website and services are directed to adults. We do not knowingly collect personal information from anyone under 16. If you believe a child has given us information, contact [email protected] and we will delete it.
We may update this Policy. The revision date at the top of this page shows when it last changed, and material changes will be posted on maplevillelandclearing.com before they take effect. Continued use of our services after an update means you accept the revised Policy.

EFFECTIVE SEPTEMBER 2, 2026 · GOVERNS ESTIMATES, WORK ORDERS, AND USE OF MAPLEVILLELANDCLEARING.COM
These Terms govern all land clearing, forestry mulching, and related services performed by Mapleville Land Clearing LLC and your use of maplevillelandclearing.com. Accepting an estimate, signing a work order, or allowing our crew onto the property means you accept these Terms. Where a signed proposal or work order conflicts with these Terms, the signed document controls for that job only.
You represent that you own the property described in the work order or are authorized by the owner to have the work performed, and that you have identified all portions of the work area you do not own or control.
Depending on the work order, we may provide forestry mulching, underbrush and undergrowth removal, lot and pad clearing, fence-line, trail, and right-of-way cutting, selective thinning, brush and slash cleanup, stump grinding, and light grading or debris consolidation. Only the work listed on the signed work order is included. Anything not listed — hauling material off site, root raking, grubbing, topsoil work, seeding, herbicide application, burning, or tree removal near structures — is a separate service that requires a written change order.
Estimates are based on the acreage, stem density, stem diameter, terrain, and access we observe from a walk-through, aerial imagery, or your description. Because mulching production rates depend heavily on what is actually standing in the work area, estimates are not fixed-price bids unless the work order says “fixed price” in writing.
If actual conditions differ materially from what the estimate assumed — heavier stem density, larger diameter timber, hidden slope or rock, standing water, fencing, or trash — we will stop, notify you, and provide a written change order before continuing. Work performed at an hourly rate is billed portal to portal from arrival at the site, including reasonable equipment setup, refueling, and cutter-tooth replacement caused by site conditions. Written estimates are valid for 30 days.
Scheduled dates are targets, not guarantees. Rain, snow, high wind, saturated ground, red flag conditions, equipment failure, and delays on preceding jobs all move schedules. We will keep you informed by phone, email, or text.
We reserve the right to postpone work when the ground is too wet to operate without excessive rutting or when conditions are unsafe. If you direct us to proceed in wet conditions after we advise against it, you accept the resulting ruts, soil disturbance, and any damage to lawns, driveways, culverts, or field tile, and any restoration is a separate billable service.
Boundaries. Clearly mark the exact perimeter of the work area and all property lines with flagging, stakes, or paint before the crew arrives. We cut what is marked. We are not surveyors and do not determine boundary lines. You are responsible for clearing performed outside your property line due to incorrect or missing markings.
Protected items. Flag every tree, shrub, sapling, marker, monument, or feature you want preserved. Unmarked vegetation inside the work area will be mulched.
Access. Provide safe, legal access for equipment and transport trailers, including gate keys or codes and any needed easement permission. Access routes may show tire tracks or compaction.
Clear the site. Remove vehicles, trailers, equipment, livestock, pets, hoses, decorations, temporary fencing, and personal property from the work area and the access route.
People and animals. Keep everyone, including children, pets, and livestock, out of the work area while equipment is running. Mulching heads throw debris a substantial distance.
Notice to neighbors. Notify adjoining owners if our access route, equipment noise, or dust will affect them.
Before work begins we will request public utility locates through 811 where required. 811 does not mark private lines. You must locate and clearly mark all private and unmarked underground and low-hanging items in or near the work area, including but not limited to: septic tanks, leach and drain fields, well heads and well lines, irrigation lines and heads, propane and fuel lines, private electric or water service runs to barns, shops, wells, pumps, gates, or lighting, invisible pet fencing, field tile, buried cable and fiber, drain and culvert crossings, guy wires, and low overhead lines.
We are not responsible for damage to any underground or concealed facility that was not properly located and marked before work began, or to any facility installed at an insufficient depth. You are responsible for repair costs and for any third-party claims arising from damage to unmarked facilities.
Land clearing and mulching are heavy, abrasive operations. By authorizing the work you accept the ordinary and unavoidable results of it, including: rutting, soil compaction, and track marks; scarring or scraping of the ground surface; a layer of wood chips and mulch left in place across the work area; stumps left flush or slightly proud of grade where grinding is not part of the work order; damage to grass, ground cover, and unmarked minor vegetation; noise, dust, and smoke from the equipment; and thrown debris.
Hidden hazards — buried metal, wire, concrete, old fencing, glass, tires, dump sites, rock, and abandoned structures — damage cutter teeth and can stop a job. If we encounter them we will notify you, and any additional time, tooth or equipment repair, and disposal is billable. We may decline to continue in an area that is unsafe or unreasonably destructive to equipment.
Mulching heads striking rock and metal produce sparks. We carry fire suppression equipment on site, follow applicable burn bans and red flag restrictions, and may suspend work when fire danger, wind, or fuel moisture makes operation unsafe. You agree that we may stop or reschedule work for fire-danger reasons without penalty, and that we are not liable for fire originating from conditions you did not disclose, such as buried metal, rock, or debris in the work area.
Unless the work order states otherwise, you are responsible for obtaining and paying for all permits, approvals, and consents required for the work, including clearing or grading permits, tree ordinance approvals, HOA or architectural committee approval, burn permits, wetland or stream buffer determinations, erosion and sediment control plans, and easement or right-of-way authorizations. You represent that the work area contains no protected wetlands, streams, buffers, habitat, burial sites, or archaeological features unless you have disclosed them to us in writing. We may stop work if a required permit is missing or a protected feature is discovered.
Forestry mulching leaves the processed material on the ground as mulch. Unless the work order includes hauling or burning, all mulch, chips, slash, and woody debris remain on the property. Mulch depth varies with stem density and is not uniform. Mulch decomposes over time and may temporarily tie up nitrogen, harbor insects, retain moisture, or settle unevenly; it is not a finished landscape product and is not suitable as a base for building, driveways, or seeding without further site preparation.
Mulching cuts vegetation at or near grade; it does not kill root systems. Many species — including brush, briars, privet, and softwoods — will resprout, often within one growing season. We make no representation that a cleared area will stay clear. Herbicide application, root raking, and grubbing are not included in mulching work. Maintenance cutting on a recurring schedule is the normal way to keep a mulched area open and is available as a separate service.
Payment is due upon completion of the work, or as invoiced in progress payments on multi-day jobs, unless the signed work order states different terms. We accept the payment methods listed on the invoice; card payments may carry a processing fee disclosed in advance.
You agree to pay our reasonable costs of collection on any unpaid balance, including attorney fees and court costs. We retain and may exercise all mechanic’s and materialman’s lien rights available under Maryland law for unpaid work, and you authorize us to file the notices required to preserve them. Disputed invoice items must be raised in writing within 10 days of the invoice date; undisputed amounts remain due.
You may cancel or reschedule at no charge with at least 48 hours’ notice before the scheduled start. Cancellation inside 48 hours, or a crew arriving to find the site inaccessible, unsafe, unmarked, or not cleared of personal property, is billable as a trip charge equal to our mobilization cost plus one hour of crew and equipment time. If you have a statutory right to cancel a door-to-door or home solicitation sale under the Maryland Door-to-Door Sales Act, nothing in these Terms shortens it.
We carry general liability and, where required, workers’ compensation insurance. A certificate of insurance is available on request before work begins. We may use qualified subcontractors and remain responsible for the work performed under our work order.
We warrant only that the work will be performed in a workmanlike manner consistent with customary land clearing practice. Except for that warranty, all services are provided “as is,” and we disclaim all other warranties, express or implied, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant regrowth suppression, drainage results, soil condition, ground stability, timber value, buildability of a cleared pad, or the survival of any tree left standing. Standing trees are living things; a tree left after clearing may later die, decline, or fall from wind exposure, root disturbance, drought, disease, or insects, and we are not responsible for that outcome.
To the fullest extent permitted by law, Mapleville Land Clearing LLC is not liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost property value, loss of use, delay damages, or crop or timber value, arising out of or related to the work or these Terms, even if advised of the possibility. Our total aggregate liability for any claim arising out of a job is limited to the amount you actually paid us for that job. Claims for property damage must be reported to us in writing within 10 days of the date the work was completed so that we have a fair opportunity to inspect. Nothing in this section limits liability that cannot be limited under Maryland law, including liability for bodily injury caused by our negligence.
You agree to indemnify, defend, and hold harmless Mapleville Land Clearing LLC, its owners, employees, and subcontractors from any claim, damage, fine, or expense, including reasonable attorney fees, arising from: inaccurate property boundaries or work-area markings; unmarked or improperly located underground or overhead facilities; undisclosed site hazards or protected features; missing permits or approvals that were your responsibility; clearing performed on property you did not own or control; or your breach of these Terms.
By providing your mobile number, you consent to receive service-related calls and text messages from us about your estimate, schedule, crew arrival, delays, completion, and billing, including messages sent using an automatic telephone dialing system. Consent to receive marketing text messages is not a condition of purchase. Message and data rates may apply, message frequency varies, and delivery is not guaranteed. Reply STOP to opt out or HELP for help. Our handling of your mobile information, including the required disclosures about how SMS consent data is and is not shared, is described in Sections 4 and 5 of our Privacy Policy.
The text, photographs, drone imagery, logos, and layout on maplevillelandclearing.com are owned by Mapleville Land Clearing LLC or licensed to us and may not be copied or reused without written permission. You agree not to scrape the site, submit false information, interfere with its operation, or use it for any unlawful purpose. Acreage figures, pricing ranges, and before-and-after imagery on the site are illustrative and do not constitute an offer or a quote for your property.
These Terms are governed by the laws of the State of Maryland, without regard to conflict-of-law rules. Before filing any action, the parties will attempt in good faith to resolve the dispute through direct discussion and, if that fails, non-binding mediation in Washington County, Maryland, with costs shared equally. Any dispute that remains will be resolved exclusively in the state or federal courts located in Washington County, Maryland, and both parties consent to that venue. Each party waives any right to bring or participate in a class or representative action. Claims must be brought within one year after the work was completed, to the extent Maryland law permits that limitation.
Force majeure. Neither party is liable for delay or failure caused by events beyond its reasonable control, including severe weather, flood, wildfire, burn bans, labor or fuel shortages, equipment loss, or government action.
Severability. If any provision is unenforceable, the rest remains in effect and the unenforceable provision is modified to the minimum extent needed to make it enforceable.
No waiver. Our failure to enforce a provision is not a waiver of it.
Assignment. You may not assign a work order without our written consent. We may assign to a successor in interest.
Entire agreement. These Terms, together with the signed work order and any written change orders, are the entire agreement between us and supersede any prior verbal statements, including statements made during a site walk-through.
Changes. We may revise these Terms; the version in effect on the date your work order is signed governs that job.
